These Terms & Conditions (“Terms”) govern your use of our website timewellshared.com (the “Site”) and the vacation rental services we offer (the “Services”). By visiting the Site, browsing, or booking a rental through us, you agree to be bound by these Terms. If you do not agree, please do not use our Site or Services.
General Website Use

Eligibility – You must be at least 18 years old and have legal capacity to enter into binding agreements to use our Site and Services.

Permitted Use – You may use our Site only for personal, non-commercial purposes related to viewing rental listings and booking accommodations through us.

Misrepresent your identity or submit false information.

Attempt to gain unauthorized access to our Site or systems.

Vacation Rental Bookings

Reservation Process – All bookings are subject to availability and confirmation by the resort. Guest names must match the Guest Certificate issued by us and the resort.

Unit Details – Rentals are for luxury accommodations at Grand Luxxe “The Estates” (or equivalent resort), with specific amenities and occupancy limits as stated in your booking confirmation.

Occupancy Limits – 2-Bedroom units: maximum 6 adults + 2 additional guests. All guests must be registered with the resort before check-in.

Guest Certificates – Issued after booking and are non-transferable once confirmed. Name changes may incur fees and require resort approval.

Included Amenities – Certain perks (golf rounds, spa/gym access, internet, tennis, platinum benefits) are included per week booked, subject to resort availability and policies.

Excluded Costs – Transportation, food & beverage, spa treatments beyond included services, extra golf rounds, equipment rentals, and other incidentals are the guest’s responsibility.
Payments

Deposit – A full deposit is required to secure your booking.

Payment Methods – Wire transfers only.

Non-Payment – Failure to pay by the due date may result in cancellation of your booking without refund.
Cancellations & Changes

46 days or more before check-in: Full refund (refund policy).

Within 45 days of check-in: No refund.

Name Changes – Once a Guest Certificate is issued, changes may incur fees and are subject to resort approval.
Resort Rules & Limitations

Guests must follow all resort rules and regulations.

No pets are allowed.

Smoking is only permitted in designated areas.

We and the resort reserve the right to refuse service to guests violating rules or these Terms.

Certain dates (holidays, special events) may have limited availability or blackout restrictions.

All benefits are extended under a confidential agreement with the resort and may not be disclosed publicly.
Liability & Disclaimers

No Warranty of Availability – We do not guarantee that specific dates or units will be available.

Amenity Changes – Resort amenities, perks, or services may change without notice; we are not liable for such changes.

Personal Property – We are not responsible for loss, theft, or damage to guest belongings.

Injury & Damages – Guests assume all risks associated with travel and stay. We are not liable for personal injury or property damage.
Confidentiality

Certain membership benefits, rates, and privileges are extended under confidentiality agreements with the resort. Guests agree not to disclose such details publicly, including online reviews, social media, or other publications.
Changes to Terms

We reserve the right to update or modify these Terms at any time. Changes will be effective immediately upon posting on the Site. Continued use of our Site or Services after changes are posted means you accept the updated Terms.
